About Logan Square/History of Logan Square:




This area has a very European feel to it. The most dramatic example of this is the wide boulevards that run through the heart of the neighborhood (the largest of which is the main street - Logan Boulevard). In the center of Logan Square, from which the area gets its name, is a marble column that marks the celebration of the statehood of Illinois in 1818.

Logan Square is about three miles north and west of downtown Chicago. Because of its closeness to downtown,and the fact that the "el" services it, this area has become very popular.

The housing stock is made up mainly of single-family homes, two and three-flat buildings, and low-rise multi-unit apartment buildings - many of which have been and continue to be developed into condos. One aspect that gives Logan Square even more character is the collection of amazing mansions that line Logan Boulevard as it winds it's way through the neighborhood. Over the years, most of them have been maintained and updated,and the pride in ownership is evident as you pass by.

Most sellers know that buyers are attracted to homes that are spotlessly clean, well-maintained and tastefully decorated. Sometimes the seller can't make the extra effort to prepare the home for showing. Some real estate listings are being sold to settle estates or by someone who has been transferred unexpectedly and didn't have time to complete the necessary cosmetic repairs. Homes that need work are often exceptional values.

When a real estate agent shows you a house that needs help, try to imagine how it would look with new carpet, a fresh coat of paint and your furniture settled inside. Because the condition and overall appeal of a house have such an impact on the selling price, "fixer-uppers" are often priced lower than comparable homes. If the home is structurally sound and has updated systems, a small investment of "elbow grease" and paint could make it look fabulous.
